Understanding the Durham Market

Durham Region — including communities such as Pickering (strong commuter demand), Ajax (consistent suburban activity), Whitby (family-oriented neighborhoods), Oshawa (diverse price ranges), and Clarington (rural and estate properties) — can vary significantly by neighborhood and property type. Commute times, school zones, and development growth all influence demand.

Detached homes, town homes, and condos may perform differently at any given time. Pricing strategy depends on:

A hyper-local analysis is essential. Two homes on the same street can experience very different results depending on preparation and positioning.
